Let it properly. Hear from us when it matters.

We only do full management, because finding a tenant and walking away does not help you if the tenancy goes wrong. 8% of the rent, no set-up fee and no VAT.

  • Professional photos and a live walk-through video on our social media, so the right tenants book viewings.
  • Full referencing and right to rent checks on every tenant.
  • Your rent held under Client Money Protect.
  • Buy to let mortgage reviews from our sister company, Option Finance.

What full management covers

Everything a tenancy needs, handled by one person you can reach.

  • Marketing on Rightmove, Zoopla and our social media, with a live walk-through video and hosted viewings.
  • Referencing, right to rent checks and the written statement of terms.
  • Deposit registered with a government approved scheme.
  • Monthly rent collection and statements in your landlord portal.
  • Repairs arranged with tradespeople we know, with your approval above an agreed limit.
  • A check-in inspection before the tenant moves in and a check-out inspection when they leave, with photos and notes of every room.
  • Regular inspections during the tenancy. Every report, with its photos, goes into your landlord portal for you to see.
  • A reminder before your gas safety, electrical or EPC certificate runs out, so you are never caught out.
  • Rent reviews done properly, once a year with two months' notice.
  • Help with your buy to let mortgages from our sister company Option Finance, from remortgaging to buying your next property, if you want it.

What full management costs you

On the average Derby rent of £871 a month (September 2026, ONS).

Option Estates

£836

in the first year. 8% of the rent, no VAT, no set-up fee, nothing extra for inspections, notices or renewals.

Typical high street

£1,734

in the first year at 12% including VAT plus a £480 set-up fee, before extra charges.

That is £898 more in your pocket in year one. Work it out for your property

Comparison uses the published fully managed fees of a national agency's Derby branch, checked 22 October 2026. Other agents' extra charges, such as for rent increase notices or ID checks, are not included.

Why we only do full management

Plenty of agents will find you a tenant for a one-off fee and hand you the keys. If that tenant stops paying or damages the property, you are on your own.

We would rather stay with you. We choose the tenant, so we stand behind the choice: we check on the property, chase the rent, deal with repairs and keep the paperwork right for as long as it is let.

We look after around 10 homes today and are taking on more, a few at a time. Small enough that you always deal with the same two people, and know who to call.

Because you also have Option Finance in the same office, your mortgages are looked after too. One call covers the property and the mortgage.

The Renters' Rights Act, in plain English

The main changes took effect on 1 May 2026. This is what they mean for your let.

No more Section 21

Every tenancy is now periodic. Getting a property back needs a valid Section 8 ground, so paperwork matters more than ever.

Rent rises once a year

Increases go through the Section 13 process, with two months' written notice. We diarise them for you.

No bidding wars

Agents cannot invite or accept offers above the advertised rent, and rent in advance is no longer allowed.

The landlord database

Every landlord must register each property, at £65 a year per property. In Derby and Nottingham registration opens on 15 February 2027 and must be done by 14 May 2027. Without it you cannot get a possession order.

What we do for you

The law says the landlord must register, not the agent. We prepare everything the register asks for, from the certificates to the tenancy details, and talk you through it.

Still to come

A landlord ombudsman is planned for 2028, and the Decent Homes Standard and Awaab's Law are due to reach private lets. We will tell our landlords as dates are confirmed.

Got more than one property?

We will look after the portfolio and Option Finance can review every mortgage on it, including limited company buy to let.
