Living in Derby

Derby sits on the River Derwent, at the southern end of the Derwent Valley Mills World Heritage Site. The Silk Mill at the heart of the city is now the Museum of Making.

The city centre has changed a lot in the last few years. The Victorian Market Hall reopened in 2025 with a street food hall and bars, Becketwell Live opened as a 3,500 capacity music venue, and Derbion is the main shopping centre, with a cinema and bowling. Friar Gate, where our office is, has one of the best collections of Georgian town houses in the country and much of the city's nightlife.

Derby has 16 conservation areas, from Friar Gate and the Cathedral Quarter to Victorian streets around the Arboretum and Strutts Park, and the former mill village of Darley Abbey.

Homes in Derby

Inner Derby has a real mix: Georgian and Victorian terraces near the centre, city centre apartments, and family semis in the suburbs. Around 5,500 of the 12,500 new homes in the council's draft Local Plan are planned for the city centre.

If you are buying near the river, in the city centre or Darley Abbey, check the government's long term flood risk service for the postcode. The council's Our City Our River scheme is raising flood defences along the Derwent.
